Development Charges Forward with No Comprehensive Plan


A look at tomorrow night’s town board agenda shows development projects moving forward without any guidance from the completed Comprehensive Plan. There are FIVE projects on the agenda, all with some significant impacts on the surrounding community.
The five are:
1)RESOLUTION TO SET A PUBLIC HEARING ON THE APPLICATION OF SCHUYLER COMPANIES FOR THE REZONING OF LAND AT 10 NORTH GREENBUSH ROAD FROM PBD TO BG.

2)RESOLUTION TO SET A PUBLIC HEARING ON THE APPLICATION OF CHRISTINE RAFFO FOR MADISON HEARING CENTER FOR THE REZONING OF LAND AT 263 NORTH GREENBUSH ROAD FROM RS TO PBD.

3)RESOLUTION TO SET A PUBLIC HEARING ON THE APPLICATION OF BOGATO LLC FOR THE REZONING OF LAND AT 1 HERBERT ROAD FROM RS TO PBD.

4)RESOLUTION TO SET A PUBLIC HEARING ON THE APPLICATION OF PARTRIDGE HILL APARTMENTS II FOR THE REZONING OF LAND AT VALLEYVIEW BOULEVARD FROM IG TO PBD.

5) RESOLUTION TO SET A PUBLIC HEARING ON THE APPLICATION OF WINTER STREET PARTNERS LLC FOR THE REZONING OF LAND AT 261 WINTER STREET EXTENSION FROM RS AND AR TO PDD.

Ironically, one of the weak excuses uttered by the town clerk for more work on the Comprehensive Plan was that development took place during the process of creating the plan. DUH!!! No kidding! Development should occur during the process unless you want to impose a moratorium while you complete the plan. North Greenbush did not impose a moratorium, nor should it now. So while Al Spain and his new clueless committee wait to hold their first meeting, development takes place and will continue to take place even if he does hold meetings and change the document to benefit some development interests which are holding up formal adoption.

The tragedy here is that the town board refuses to approve the completed plan ready for adoption reflecting full community input and the desire of town residents for future development. We loose and developers win. Follow the money!

Once again the agenda omits the most basic information needed to permit meaningful public comment. Care to tell us if you plan to hire a political hack or someone with actual credentials in accounting principles? The same can be said of appointments to the Youth Committee and the content of a budget resolution to transfer funds.
